Background

Over a decade in the mortgage industry, originating loans across every major product category — conventional, FHA, VA, jumbo, non-QM, HELOC, and reverse mortgages (HECM and HECM-to-Platinum).

I hold an active California real estate license (DRE #2243927) and NMLS license (#916691). Why this tool exists

Most refinance calculators are basically marketing funnels with a calculator bolted on. They miss obvious wins like the FHA→Conventional MI elimination strategy, PMI removal refis, ARM-to-fixed conversions, and the blended-rate insight that determines whether a HELOC beats a cash-out refi for the 2020-2021 sub-4% mortgage cohort.

The honest answer is sometimes "don't refinance." This tool will tell you that when it applies. The credibility comes from getting the math right — not from talking everyone into a loan.
